POTSDAM - Village officials plan to develop recently purchased land into a subdivision as part of a new effort to encourage moving to Potsdam.
Potsdam purchased a water tower off of Route 56 last fall for $697,000. The three-year-old, 300,000 gallon tower, originally part of the Lowes Home Improvement Store development, will give Potsdam better water pressure and fire protection, Administrator David H. Fenton previously said.
Over 20 acres of land came with the tower, Mr. Fenton said. The villages Board of Trustees will vote Monday on spending $4,500 to complete planning and engineering surveys for the land.
Officials want to subdivide the land to accommodate up to two dozen new single family homes, Mr. Fenton said. .
The ultimate goal is to get that to taxable property, Mr. Fenton said. We certainly dont need all this land by the water tower.
If approved Monday night, officials would like to have the engineering work completed by the end of the summer and begin building infrastructure this fall. New home construction could start next year, Mr. Fenton said.
The new development will be a build it and they will come effort, according to Mayor Steven W. Yurgartis.
It is a beautiful piece of property, and I think it may provide that kind of lots that some people want if they are considering a custom built home, Mr. Yurgartis said in an email.
The development will hopefully restart home building in Potsdam, Mr. Yurgartis said.
There has been little housing development in the village over the past decade. The village board wants that to change, Mr. Yurgartis said in an email. We understand living in the village is not for everyone, but it also has many things going for it, and we want folks to know what we have to offer.
More people living in the village means a livelier place, even nicer neighborhoods, more business, and a bigger tax base, he added.
The village also plans to debut a series of housing incentives, Mr. Yurgartis said. The incentives will aim to encourage moving to Potsdam by offering tax abatements, grants, loans, employer assisted housing, financing help and coordination with real estate brokers. The village will also debut a one-stop web page listing the available incentives over the next few months.
We still have a lot of organizing to do, Mr. Yurgartis said. Some of the incentives are still in the wish list stage.
